A distinct vision

Virtual reality has the power to transport people into experiences that don’t yet exist – letting them see, feel and believe in future possibilities. At Cityscape Qatar, this potential was realised through a thrilling VR waterslide and interactive island tour that immersed investors in Qetaifan Island North, long before the first foundations were laid.


The challenge

Qetaifan Projects is a Qatar-based real estate company building Qetaifan Island North – an entire island development located off Lusail City, featuring luxury hotels, residences and a state-of-the-art water park.

With the first phase due for completion in 2021, Qetaifan Projects needed a compelling way to showcase their vision at Cityscape Qatar, a major real estate trade show. They came to us to explore how VR could draw in attendees and help pre-sell property on the island. We proposed two immersive experiences: a high-thrill VR waterslide simulation from the future waterpark and a virtual tour of the island using CAD models, allowing investors to explore the destination as it would one day look.

The process

To simulate the ride convincingly in VR, we needed more than visuals. We designed and built a mechanised motion simulator seat in the UK, programmed to mimic the G-force and motion of the waterslide in sync with the Oculus Rift S headset. The result was a seamless, exhilarating experience that felt physically authentic. Alongside this, we developed a real-time virtual tour of the island using CAD data, delivered via Pico Goblin headsets for easy on-stand use. Both elements were shipped to Doha, where our team installed and supported the activation during the show.

The outcome

The VR waterslide became a show-stopping attraction at Cityscape Qatar – pulling in large crowds and generating buzz. The VR tour let investors explore hotels, residences and facilities long before construction was complete. This combination of thrill and storytelling turned passive browsers into engaged prospects, helping Qetaifan Projects accelerate off-plan property sales and stand out in a competitive real estate market. The project demonstrated the power of immersive technology to bring visionary developments to life, build investor confidence and deliver tangible commercial results.
